Climate

The weather in the beautiful mountains in western North Carolina is quite different than one might expect. The winters can be mild, with extreme temperature differences from day to day.

Winterizing

Winterizing is the process where we prepare your home for cold winter weather by evacuating all water from supply lines, water heaters and plumbing fixtures, and add a non-toxic antifreeze to drains and appliances.

Any home that is not occupied year round should be winterized to prevent severe damage and large repair expenses. Even when heating systems are left on, power outages common to our area may cause supply lines or fixtures to freeze.  In many cases this type of damage is not covered by insurance policies.

For clients who wish to rent their home from time to time during winter months, Junker Management may be able to alter the plumbing system to allow the winterization process to be more automated. You can obtain additional information on this or any other service by contacting us directly.

Log Homes

Many people dream of owning a log home in the mountains, but are unaware that these homes require a different type of care then conventional homes. Log construction is unique in that the exterior wall is also the interior. There is no buffer, so if the exterior fails, the result is an opening to the outside elements. Logs homes require regular maintenance to maintain their integrity.

Exteriors not only require regular cleaning, but also periodical and regular refinishing, particularly on the west and south sides which are exposed to harsh summer sun and ultra violet rays that quickly break down even the best protective finishes. On average, most finishes provide adequate protection for approximately three years.

The entire log home should be washed down annually to remove dust and dirt that allows damaging moisture and mold build-up. Moisture can also lead to the infestation of wood destroying insects such as termites and carpenter ants. Landscape plants located close to the structure cause moisture and mold growth to form on the logs. Maintaining adequate distance provides air circulation and sun light to eliminate moisture.

Junker Management has many years of experience in maintaining and repairing log structures. Please see our links page for additional information.
